Davidson Creek and Sandborn Creek run through the ranch. Hay and Wheat have been grown and harvested in the past. The current owners lease the ranch for grazing. Recent sales in the area include an 8,700+/- acre ranch that borders Triangle C Ranch. The bordering portion is under a conservation easement, which limits future development of their ranch.

RANCH PRODUCTION: (estimated by owners) In total there are 825+/- productive acres.
In past years, the current owners got one cutting of dry land hay off approximately 200 acres. The yield was from 1 to 1½ tons per acre depending on weather conditions. The hay ground has not been fertilized - this is an opportunity for a new owner to obtain more production. At one time, wheat was grown on part of these 200 acres. The wheat yielded approximately 20 bushels per acre.
In addition to 200 acres of hay ground, approximately 625 acres is pastureland that is fenced into eight (8) pastures. The owner’s estimate of year-round carrying capacity is 40 cow / calf pairs.
Since 2002, the ranch been leased out for summer / fall grazing of cattle and sheep. The lessee runs 40 to 60 cow / calf pairs along with 100 head of sheep. Typically, a few horses also graze on the ranch.
WATER: Davidson Creek and Sandborn Creek run through the property and are considered seasonal, but typically run all year.

GOVERNMENT PROGRAMS: The ranch currently participates in a USDA Farm Service Agency crop control program that pays approximately $2,500 per year for not growing wheat, barley and oats.
MINERAL RIGHTS: All available rights will convey to new owner. The owner thinks they have 50% of the rights (buyer should verify independently).
ACCESS and EASEMENTS:The property is accessible year round via a county road and is approximately three (3) miles from a paved highway. The current driveway into the ranch is via a 40’ easement that crosses neighboring ranches to the east. There is a limited easement across Triangle C Ranch for access to an adjoining property to the west.
LOCATION: Triangle C Ranch is located in the Rocky Mountain foothills of South Central Montana 65 miles southwest of Billings, between the towns of Columbus and Red Lodge. This 840-acre Ranch is just north of the Beartooth Mountain Range four (4) miles from the town of Fishtail in southern Stillwater County. Columbus, 25 miles northeast, is the county seat. Billings, Montana’s largest city, is 40 miles east of Columbus via I-90.
ELEVATION AND CLIMATE: The ranch’s proximity to the Beartooth Front affords it a fairly predictable Chinook area. Consequently, the winters can be quite pleasant, although occasionally very low temperatures and significant snowfalls occur. Elevations on the property average 4,500 feet.
AIRPORT: Billings’ Logan International Airport, 65 miles to the northeast, provides major and regional airline service. Columbus, 25 miles northeast of the ranch, has a regional airport with a recently upgraded 3,800’ x 75’ paved runway and private hangers.
PRIVATE RUNWAY SITE: There is potential for a private runway in the upper dry land hayfields, which offer good access and long expanses of level land. A Piper Cub landed in this field. The pilot thinks it would accommodate an even larger airplane.
WILDLIFE: Wildlife on the ranch and in the area is abundant including elk, moose, big horn sheep, mountain goat, whitetail deer, mule deer, black bear, grizzly bear, mountain lion, gray wolf, turkey, grouse and sand hill crane along with other various upland game birds. Spring is a magical time when it is common to see newborn elk calves, deer fawns or bear cubs. Wild native trout are treasures to behold in area rivers, creeks and streams.
LOCALE: Triangle C Ranch is just minutes away from Woodbine Trailhead into Custer National Forest. The Custer adjoins Gallatin National Forest and together forms the Absaroka-Beartooth Wilderness area. This is the largest contiguous designated wilderness area in the lower 48. The 900,000 acres contained in the Custer and Gallatin national forests are contiguous to two (2) million acres that comprise Yellowstone and Teton National Parks. At one time, the Crow Indian Reservation was located in this lush mountain valley. In the late 1800’s, the reservation relocated to the southeast and this land opened for homesteading. Cattle ranching continues to be a staple of the rural economy. Many ranches remain with families of the original homesteaders. The community is a pleasant blend of agriculture and recreation.
RECREATION and CULTURE: Recreational opportunities in the immediate area include over 17 blue ribbon trout fishing waters along with hiking, horseback riding, hunting, cross country skiing and wildlife viewing. Montana’s waters hold 56 species of native fish.
Red Lodge, Montana is a scenic alpine town, with first class downhill skiing, fine dining, boutique shopping and is located just 40 miles away from the Ranch. It hosts the Home of Champions Rodeo every July, which is a fun time for the entire family. Nearby, Bearcreek Saloon has nightly “Pig Races” on summer weekends – bring your camera. Just a short drive from the Ranch, Red Lodge is a great place to spend a few hours with friends or begin a day drive on the Beartooth Scenic Bi-way or Chief Joseph pass
Yellowstone Parkis truly a wonder to behold from the amazing thermal features to tremendous wildlife viewing and beautiful scenery. The Beartooth Scenic Bi-way goes from Red Lodge to the park’s northeast entrance. The late Charles Kuralt of CBS described this scenic roadway as “one of the most beautiful drives in America”.
Cody, Wyoming is just 60 miles from Red Lodge. It is a fun Cowboy Town that exudes everything western. The Buffalo Bill Historical Center in Cody is an internationally recognized historical center with five (5) museums and 300,000 square feet. This world-class museum complex grew from $5,000 in 1917 to $50 million plus in assets today. Yellowstone Park’s east entrance is just an hour from Cody.
Billings, Montana is “Montana’s Trailhead” where the plains meet the mountains. Just an hour from the ranch, it is the state’s largest city. It offers an international airport, shopping, fine dining, theater and the arts along with the most advanced healthcare services in a four-state area. Billings is a regional hub of commerce for an area that spans in excess of 125,000 square miles and is home to Montana State University Billings, Rocky Mountain College and University of Mary. The city’s proximity is close enough for convenience, but far enough to not be a daily distraction.
